The Existing Character

The Royal Gardens of Blackmud Creek is defined by its low-density residential scale and quiet local streets. Currently, the landscape supports a balanced environment where families safely navigate the neighborhood, and the historical character of our lands remains an integral part of our community identity.

The Proposed Changes

The new redevelopment project proposes that our previously isolated neighborhood, which only has one road in and out, will have 6th Avenue extended directly into this massive, high-density commercial and residential complex.

Potential Safety Risks

We believe that funneling significant new volumes of through-traffic from a high-density development directly into our residential streets is a disastrous decision. Currently, there are children playing in our streets every day, and there is a playground zone for traffic to navigate through.  Extending the road will introduce dangerous traffic volumes, excessive noise, and increased crime into our previously secure neighborhood, while severely compromising the safety of our local playground zone

Community Planning News & Alerts

City Council approved the zoning at Public Hearing on August 29, 2025 (Items 3.24 & 3.25). This decision moves the high-density redevelopment forward, and we must stay vigilant about how it impacts our neighborhood safety.

Through the approved Direct Control Zone, Council directed the extension of 6 Avenue SW to 111 Street SW. Actual construction approval will occur through future development permits and other agreements. As part of the application review, the City accepted a Transportation Impact Assessment that analysed not only the impacts of this extension but the impacts of the development on the broader network.

1. File an Appeal

When development permits are issued, you have the right to appeal them to the Subdivision and Development Appeal Board

Appealing the Decision

Time is of the essence. Appeals must be filed within 21 days of the decision notice. Don't wait—take action today to protect our community.

2. Contact Officials

Voice your concerns directly to the City Councillor and the Planning Department to demand neighborhood safety.
